This morning I have been analyzing the Luxury Market real estate activity in Nassau County for the past month.  There was very little movement in the upper tiers of the market in terms of closed transactions but there was quite a bit of activity in the 1 to 3 million dollar price range.  48 homes in this price range sold in the month of September while the median price range held strong. 

When we look at the year to date numbers for this year versus last year, average sales prices are up 3.7% in the 1 to 3 million dollar price range.  In the upper levels of the real estate market, where fewer transactions can lead to largely varying numbers, sales prices remain very stable with a slight decrease in the 3 to 5 million dollar market and a slight increase in the 5 million and above market.
